Chip Pearson, Co-Founder & Managing Partner
Chip Pearson is a Co-Founder and is a Managing Partner in Cold River Partners, LLC and leads the asset management and development group. Prior to Cold River Land Chip was president and co-founder of Paramont Grading and Pecos Inc., an engineering, land development, site work and utility company that developed and constructed over sixty thousand residential lots in communities ranging from in-fill projects to master planned golf communities in Georgia and the Carolinas for the nation’s top national and mid-range builders.
Chip graduated from Shorter College with a degree in Business Management. He is a former member of the Board of Industry Trade and Tourism. He was also a former Georgia State Senator for three terms representing the 51st Senate District of Georgia from 2005-2010 where he Chaired the Senate Economic Development Committee. He is a founding board member of Foothills Community Bank in Dawsonville Georgia.
Kevin Burns, Senior Asset Manager / Project Manager
A native of Rome, Georgia, Kevin put himself through school while working a full time construction job to earn his undergraduate degree in Business Administration from Shorter University, where he was listed in Who’s Who Among Students in American Universities & Colleges. Subsequently, he received his Master of Business Administration from the Berry College Campbell School of Business. He is an active Georgia Real Estate Licensee, specializing in recreational lands and conservation properties.
Carmen Barnes. Director of Due Diligence & Project Manager
Carmen serves as the Director of Due Diligence and Project manager for Evrsource and oversees the Due Diligence Department for Cold River Partners. Prior to Cold River Carmen served as the Chief Operating Officer at Executive Asset Management, managing the daily operational activities of the company, ensuring that sales, margin, and profit goals are achieved in the most cost-effective manner, while maintaining the highest level of customer service and customer retention rates. She also served as Vice President of Client Relations and Property Management.
Carmen has over 18 years of real estate, management and project management experience. Prior to the real estate industry, she maintained responsibility for coordinating the building of 25 Special Points of Distribution sites across the Southeast, for the McDonald’s Corporation.
Currently, Carmen is pursuing her MBA from Reinhardt University, she also holds an Associate degree and Bachelor’s degree in Real Estate from Georgia State University. She is also a licensed broker in the state of Georgia. She also maintains several Real Estate designations and is actively involved in Girl Scouts of Greater Atlanta and serves as Service Unit Director for Forsyth County. She resides in Alpharetta with her husband and three kids.
