Chip Pearson, Co-Founder & Managing Partner
Chip Pearson is a Co-Founder and is a Managing Partner in Cold River Partners, LLC and leads the asset management and development group. Prior to Cold River Land Chip was president and co-founder of Paramont Grading and Pecos Inc., an engineering, land development, site work and utility company that developed and constructed over sixty thousand residential lots in communities ranging from in-fill projects to master planned golf communities in Georgia and the Carolinas for the nation’s top national and mid-range builders.
Chip graduated from Shorter College with a degree in Business Management. He is a former member of the Board of Industry Trade and Tourism. He was also a former Georgia State Senator for three terms representing the 51st Senate District of Georgia from 2005-2010 where he Chaired the Senate Economic Development Committee. He is a founding board member of Foothills Community Bank in Dawsonville Georgia.
Matt S. Campbell, Founder & Manager of Acquisitions and Marketing
Matt S. Campbell has a Bachelor of Science in Forest Resources from the University of Georgia and an Associate of Applied Science in Forest Technology from Abraham Baldwin.
Mr. Campbell founded EvrSource Capital LLC in 2015 and is currently acting as the Chief Executive Officer and Manager of EvrSource Capital. Prior to the formation of EvrSource, Mr. Campbell was the President of EvrGreen Management Group, Inc., a boutique consulting firm who specialized in conservation easements and alternative real estate syndications. EvrGreen has been responsible for approximately 49 conservation easement donations capturing over 500 million dollars in federal tax deductions covering more than 35,000 acres across the United States. Mr. Campbell’s entrepreneurial career is diversified in scope including single family residence development, golf course development and wholesale product manufacturing and marketing. His philanthropic endeavors include local charities, his church and orphanage/church construction in the Ukraine.
Mark Pickett, Co-Founder & Chief Financial Officer
Mark grew up in the Blue Ridge Mountains of Virginia where he attended Virginia Polytechnic Institute and State University and received a Bachelor of Science in Forestry. He is licensed to practice forestry in Georgia and is currently President of Greentooth Resource Group, Inc. Moreover, he is the manager or partner in two property management companies managing unimproved proeprty for various partnerships. In addition, he has a Georgia Brokers License in Real Estate and is the managing broker for Pickett Campbell Real Estate.
After graduation, Mark embarked on a career with Bowater Incorporated, a forest products company. During the course of a career that spanned over 30 years, he filled various positions that included all aspects of management of company lands. During that time, duties evolved from managing several thousand acres to over a 100,000 acres across both Georgia and Alabama. This involved all aspects of property management with a goal of sustainable forest management. The last eight years were spent as Region Manager for real estate with responsibility for the sale of Bowater’s properties with higher and better use value as well as property taxes and minerals. In 2008 he left and started Greentooth Resource group, Inc. providing real estate and forest management services to private individuals and industry. Mark continues to provide project due diligence and property management for various clients.
Mark resides in Calhoun with his wife and step son where they are active in Belmont Baptist Church. Mark is an avid golfer and outdoorsman.
Kevin Burns, Senior Asset Manager / Project Manager
A native of Rome, Georgia, Kevin put himself through school while working a full time construction job to earn his undergraduate degree in Business Administration from Shorter University, where he was listed in Who’s Who Among Students in American Universities & Colleges. Subsequently, he received his Master of Business Administration from the Berry College Campbell School of Business. He is an active Georgia Real Estate Licensee, specializing in recreational lands and conservation properties.
Kevin spent ten years in the banking industry, starting his career as a Commercial Credit Analyst for Synovus Financial and then working as a Commercial Relationship Manager and Loan Officer. He was later promoted to Credit Manager/VP at the local bank affiliate level. As a banker, he completed numerous advanced courses in financial analysis and credit risk management and developed a particularly strong skill set in the area of cash flow management.
Kevin is active in his community, volunteering and having served on Boards for a number of organizations. He resides in Rome with his wife and two children and they are active members at Pleasant Valley North Baptist Church. Kevin is an avid outdoor sportsman, serving as a Pro-Staffer for several hunting industry brands. In his spare time, he enjoys hunting/guiding, fishing, kayaking, and wildlife management.
Carmen Barnes. Director of Due Diligence & Project Manager
Carmen serves as the Director of Due Diligence and Project manager for Evrsource and oversees the Due Diligence Department for Cold River Partners. Prior to Cold River Carmen served as the Chief Operating Officer at Executive Asset Management, managing the daily operational activities of the company, ensuring that sales, margin, and profit goals are achieved in the most cost-effective manner, while maintaining the highest level of customer service and customer retention rates. She also served as Vice President of Client Relations and Property Management.
Carmen has over 18 years of real estate, management and project management experience. Prior to the real estate industry, she maintained responsibility for coordinating the building of 25 Special Points of Distribution sites across the Southeast, for the McDonald’s Corporation.
Currently, Carmen is pursuing her MBA from Reinhardt University, she also holds an Associate degree and Bachelor’s degree in Real Estate from Georgia State University. She is also a licensed broker in the state of Georgia. She also maintains several Real Estate designations and is actively involved in Girl Scouts of Greater Atlanta and serves as Service Unit Director for Forsyth County. She resides in Alpharetta with her husband and three kids.
